Overview Aeon is an award-winning nonprofit developer of high-quality apartments and town homes for the Minneapolis/St. Paul metropolitan area, and serves more than 2,700 people annually.
Established in 1986 as Central Community Housing Trust (CCHT), Aeon currently provides 1,503 units of quality, affordable housing. Aeon's mission is to create and sustain quality affordable homes that strengthen lives and communities.
Services Aeon provides the following services:
- Housing Development: Renovating and constructing apartment buildings and town homes with a strong emphasis on quality, community participation, and people-centered design.
- Asset Management: Provide long-term sustainability planning, and work with professional property management companies for day-to-day management.
- Resident Connections: Helps residents create home by connecting them to each other and community resources.
- Property Management: Makes certain that Aeon’s values and high standards are reflected in the daily operations of each property, ensuring that properties are assets to residents and the greater community.
Residents Aeon aims to provide housing options for people with low or moderate incomes, though some properties offer market-rate components as well. Aeon's supportive housing serves homeless youth, homeless adults, and homeless adults seeking a sober community.
In 2007, Aeon residents:
- Consisted of 2,737 people, 18% of whom were 17 years old or younger.
- Were 33% African-American, 33% African immigrants, 22% Caucasian, 2% Asian/Pacific Islanders, 2% Latino/Hispanic, 1% Native American, and 7% unknown/other.
- Earned a median household income of $17,277.
Funding Aeon raises the money needed to buy and build properties from city, state, and federal programs; public and private loans; and donations from private foundations, corporations, and individuals.
Aeon's yearly organizational expenses are funded through corporate and foundation grants, individual donations, developer fees, and government funding.
Property operating expenses are funded primarily by resident rents. Many very-low income families and individuals receive government rental assistance.
Properties Aeon owns and manages 28 properties and 1,503 units of affordable homes in Minneapolis, St. Paul and Roseville.
Designation Aeon was founded as a housing trust in 1986 under a now-defunct state designation and requirements. Aeon is a Community Development Corporation (CDC) and is also certified as a Community Housing Development Organization (CDHO), which is a federal designation.
